From the earliest massing studies through refined layouts and the construction process, we remain highly engaged, building consensus between stakeholders and ensuring that the completed project meets the highest standards of quality and design.

Alteration & Renovation

Over their lifespans, most buildings will have many different owners and tenants — and perhaps many different uses. Our extensive knowledge of construction types and building typologies allows us to envision how a building might be transformed for its new purpose. We also carefully consider the flexibility of the new design, planning as much as possible for future adjustments to building needs.

Historic Buildings

At the start of every historic building project, we evaluate the condition of the building, its original and intended uses and our clients’ goals. We then formulate a design plan based on one of four approaches: preservation, rehabilitation, restoration or reconstruction. We also have experience working within Historic Districts, and we have worked successfully with state and national agencies to register historic buildings, allowing owners to qualify for Historic Tax Credits.

Feasibility & Planning

To help clients determine the best use of their property, we offer feasibility and site planning services. We begin by defining the functional parameters of the project, then explore various massing options to accommodate these parameters — our goal is to optimize the use, scale and mix of components. The analysis concludes with a full feasibility and planning report with input from our specialized consultants.
